Article 1: This rental agreement is for the exclusive use of the gîte meublé de tourisme La Roucoulade.
Article 2 - Duration of stay : The tenant who signs this contract for a fixed period may not under any circumstances claim any right to remain in the premises at the end of the stay.
Article 3 - conclusion of contract : The reservation becomes effective once the tenant has sent the owner a deposit of 30% of the total rental amount.
Under no circumstances may the lease entered into between the parties to the present deed be extended, even partially, to third parties, whether natural persons or legal entities, without the written agreement of the owner.
Any breach of this last paragraph may result in immediate termination of the rental agreement, with the tenant being liable for any loss, and the rental income remaining the property of the owner.
Article 4 - No right of withdrawal: For bookings made by post, telephone or internet, the tenant does not benefit from the right of withdrawal period, in accordance with article L121-21-8 of the French Consumer Code relating in particular to the provision of accommodation services supplied on a specific date or at specific intervals.
Article 5 - Cancellation by the tenant: All cancellations must be notified to the owner in writing.
- a) cancellation prior to arrival :
30 days before the start of your stay : 100% refund
15 days before the start of your stay : 50% refund
For any cancellation of the stay 15 days before the beginning of the stay : No refund
- b) if the stay is cut short, the rental price is retained by the owner. No refund will be made.
Article 6 - Cancellation by the owner: The owner will reimburse the tenant for all sums paid, as well as an indemnity at least equal to that which the tenant would have paid if the cancellation had occurred on this date.
Article 7 - Arrival: The tenant must arrive on the day and at the time specified on the present contract. In the event of late or delayed arrival, the tenant must inform the owner.
Article 8- Payment of the balance: The balance of the rental must be paid 15 days before you move in.
Article 9 - Inventory of fixtures: An inventory is drawn up jointly by the tenant and the owner or his representative on arrival and departure. This inventory is the only reference in the event of a dispute concerning the state of the premises.
The state of cleanliness of the gîte on the tenant's arrival must be noted in the inventory of fixtures. The tenant is responsible for cleaning the premises during the rental period.
Article 10 - Security deposit: A security deposit of 1,500 Euros is required on reservation. After a joint inventory of fixtures has been drawn up at the end of the rental period, this deposit will be returned, less the cost of restoring the premises if any damage has been found, or if we have not complied with the internal regulations in the welcome booklet.
In the event of early departure (before the time stated on the present contract) preventing the inventory of fixtures from being drawn up on the day of the tenant's departure, the security deposit will be returned by the owner within a period not exceeding one week.
Article 11 - Use of premises: Party prohibited. Music must stop at 11 p.m. maximum. The tenant must ensure the peaceful nature of the premises and use them in accordance with their intended purpose. In the event of non-compliance, a flat-rate deduction will be made from the security deposit.
Article 12 - capacity : The present contract is established for a maximum capacity of persons. 5 persons for the gîte and 15 persons for the house. If the number of guests exceeds the capacity, the owner may refuse to accept additional guests. Any modification or breach of the contract will be considered at the customer's initiative.
Article 13 - Acceptance of animals: The present contract specifies that the tenant may not stay in the company of a domestic animal. In the event of non-compliance with this clause, the owner may refuse the stay, in which case no refund will be made.
Article 14 - Insurance: The tenant is responsible for all damage caused by himself. He must be insured by a holiday insurance policy for these various risks.
Article 15 - Payment of charges: At the end of the stay, the tenant must pay the owner any charges not included in the price.
Their amount is established on the basis of calculation mentioned on the present contract and in the description sheet and a receipt is given by the owner.
Article 16 : The lessee declares that he has civil liability insurance, including holiday cover, and undertakes to make use of it in the event of damage to or loss of objects.

The Gîte and the rental house "La Roucoulade" undertakes to respect the provisions of the laws
